I’m Building a New House… When Should I Buy Appliances?
If you’re building a new home, one of the most common questions is:
“When should I buy my appliances?”
The short answer: as soon as possible.
But let’s break that down, because timing your appliance purchase can make a huge difference in how smoothly your move-in goes.
Why Timing Matters
Appliances aren’t like paint or flooring that can be delivered in a few days. Many kitchen and laundry appliances are taking 2–14 months to arrive after ordering. That means if you wait until your home is nearly finished, you could find yourself moving into your dream kitchen… with no refrigerator or oven ready.
In the last couple of years, it’s been common to see families living out of coolers or delaying move-in altogether while they wait on backordered appliances. Planning ahead helps you avoid that stress.
Stock vs. Special Order
In-stock appliances: If you’re flexible and willing to pick from what your dealer has on the floor, you can often wait until closer to move-in.
Special order appliances: Most people building a custom home have very specific ideas—like panel-ready refrigerators, gas ranges, built-in microwaves, or matching laundry sets. These usually have to be ordered, and that’s where long lead times come in.
Bottom line: the more specific your vision, the earlier you should buy.
What’s Causing the Delays?
Several global supply chain challenges continue to affect appliance production and shipping:
Microchip shortages
Foam insulation shortages
Steel shortages
Labor shortages
Driver and transportation shortages
Even when things seem to improve, new issues can pop up. And while manufacturers will give a projected ship date at the time you order, it’s always just an estimate, not a guarantee.
When to Start Shopping
Here’s a general timeline to follow:
6–12 months before move-in: Start researching brands, models, and features. Visit showrooms to see appliances in person.
6–9 months before move-in: Place your appliance order, especially if you want built-ins, panel-ready pieces, or premium brands.
3–6 months before move-in: Confirm delivery timelines with your dealer. Adjust construction schedules if needed.
1–2 months before move-in: Make sure installation details are finalized—gas lines, electrical outlets, water hookups—so your appliances can be installed smoothly once they arrive.
Tips for a Smooth Process
Work with your builder and dealer together. They can coordinate space requirements, electrical, and plumbing hookups.
Order early, store later. Many dealers can hold your appliances until your house is ready, so there’s no risk in buying too soon.
Don’t assume “free delivery” means stress-free. Ask your dealer what’s included (installation, haul away, cords/hoses, etc.).
Be flexible when possible. If your dream fridge is delayed indefinitely, ask your dealer for alternatives that fit your space and style.
The Takeaway
Appliances are one of the most important—and most delayed—parts of building a new home. Waiting until the last minute is almost always a recipe for frustration.
Order early. Plan ahead. And partner with a trusted local appliance dealer who can guide you through the process.
That way, when you finally turn the key and walk into your new home, your kitchen and laundry room will be ready to work as hard as you do.
